DAVID PHELPS, DDS, began investing in real estate by joint venturing with his father on their first rental property in 1980. With his $25,000 capital gain profit share from the sale of that property, David leveraged it into thirty-one properties over fifteen years that produced over $15,000 net passive cash flow per month. After multiple health crises suffered by his daughter, Jenna, David decided to leave his private dental office of over twenty-one years so that he could spend time with her.
